Launching Etagia: Management Software for Swiss STWEG Communities

Etagia is live — my first SaaS product. It helps self-administered Swiss condominium associations (STWEG) run their budget, QR-bill invoices, annual statement, meetings and documents in one place.

Etagia is live. After months of building, Etagia (etagia.ch) is the first SaaS product I've released — and the first thing on this site that isn't a review.

What it is

Etagia is management software for Swiss Stockwerkeigentümergemeinschaften (STWEG): condominium associations where the owners administer the building themselves instead of paying a professional property manager. That works, but it leaves the owners with a yearly routine that is easy to get wrong:

  1. Draft the budget and issue advance-contribution invoices (with a Swiss QR-bill).
  2. Import the bank statement and match payments.
  3. Close the year and split the costs by Wertquote (value share).
  4. Invite everyone to the owners' meeting, count the quorum and votes correctly, and write the minutes.

Etagia turns that into a guided process. You keep a few steps a year — create the budget, import the bank statement, issue invoices, assign receipts, run the meeting. Etagia calculates, prepares and records.

Why I built it

I co-own a STWEG, and I run it on Etagia. Building a tool for a problem I actually have is the same principle behind the reviews on this site: I only recommend what I use. It's also how I like to build software — privacy-first, self-funded and hosted in Switzerland, with no tracking cookies.

Pricing

CHF 480 per year including two units, CHF 90 per year for each additional unit, 30 days free and no payment details needed to start. The term is 12 months and renews automatically.

What it isn't (yet)

Honesty matters here as much as in a review: Etagia doesn't replace the responsibility of a professional administrator, tradespeople and authorities remain your job, and it's a young product without a long track record. The interface is available in German, French and Italian — not English.

Try it

Visit etagia.ch or read the product page. If you run a STWEG, or know someone who does, I'd love your feedback.

FAQ

Frequently asked questions

What is Etagia?

Etagia (etagia.ch) is web software for Swiss Stockwerkeigentümergemeinschaften (STWEG) that administer themselves. It handles the budget, advance-contribution invoices with Swiss QR-bill, bank statement import, the annual statement by Wertquote, owners' meetings with quorum and minutes, documents and announcements.

How much does Etagia cost and is there a trial?

CHF 480 per year including the first two units, plus CHF 90 per year for each additional unit, billed yearly. Every community gets 30 days free without entering payment details.

Why did you build it?

I co-own a STWEG and wanted the yearly routine — budget, invoices, bank matching, annual statement, meeting — to be a guided process instead of spreadsheets and email threads. I run my own community on Etagia.

Is Etagia available in English?

Not yet. The interface, invoices and reports are available in German, French and Italian.
